When people think of Tu B’Av, they usually think of love. Yet in the world of property management, there is another kind of relationship,
one built over many years and founded on commitment, professionalism and trust developed through consistent day-to-day work.
Some business partnerships begin with a contract. Others evolve over time into genuine relationships, shaped by countless decisions, shared challenges and a sincere desire to succeed together.
The Aviv BeGimel residential complex in Ramat Aviv, which has been managed by Ariel Properties, part of Electra FM, for the past 16 years, is a prime example of such a partnership.
The complex comprises six 17-storey residential towers, 314 apartments, approximately 48,000 square metres of residential space,
around 17,000 square metres of public areas, a landscaped garden covering approximately nine dunams, and two parking levels spanning about seven dunams and providing approximately 1,200 parking spaces.
Managing an operation of this scale requires continuous and professional oversight of a wide range of systems and services,
with the aim of providing residents with a safe, high-quality and pleasant living environment.
As part of Ariel Properties management of the complex, Electra FM provides a comprehensive range of services, including a permanent maintenance team, preventive and corrective maintenance for the complex’s systems, project supervision, periodic inspections of emergency systems, compliance with Fire and Rescue Authority requirements through professional suppliers and contractors, and ongoing support for the site’s operational needs.
Over the years, the scope of activity has expanded in line with the evolving needs of the complex, while continuously adapting to new and changing challenges.
According to Eitan Ronen, Manager of the Aviv BeGimel complex, a genuine partnership is not built overnight.
“It took us approximately three years to reach a truly high level of trust. Today, we consult with one another regularly, work in full cooperation and act together for the benefit of the complex and its residents.”
He believes that one of the most important factors behind the partnership’s success is the people themselves.
“At the end of the day, people work with people. An honest and trustworthy manager, supported by a professional and dedicated team, is what makes it possible to maintain a successful collaboration over many years.”
Perhaps this statement best explains why the partnership has continued for 16 years.
Over time, the relationship between the two parties has developed far beyond the provision of routine services.
A deep understanding of the complex, combined with close cooperation with the residents representatives, has created a working approach based on shared thinking, professional decision making and a constant drive to promote new projects and improve quality of life throughout the complex.
According to Eitan, the collaboration is also characterized by flexibility and a willingness to respond to changing needs, while maintaining a broad perspective on the complex and its requirements.
The cooperation also extends to Electra FM professional teams, including Piki Kaufman, Vice President of Engineering and Procurement at Electra FM,
and Guy Kupfer, Director of FM Direct. Their involvement enables the provision of professional, fast and precise solutions, including for complex projects and challenges that arise along the way.
The true story, however, is told by the people working on site.
Eitan highlights the contribution of Oded Agai, a maintenance professional who has worked at the complex since 2012.
His extensive knowledge of the complex and its systems often enables him to identify and resolve faults quickly, even in situations where it initially appears that an external specialist may be required.
Alongside him is a professional and dedicated team that has become an integral part of daily life at the complex and is highly valued by its residents.
The teams daily presence on site has also created personal relationships with the residents.
The familiarity built over the years is reflected in high availability and continuous service, to the extent that many residents contact the maintenance team directly whenever assistance is needed.
In addition to the maintenance teams, the security and cleaning staff also play an important role in the residential experience, contributing every day to the sense of safety, order and quality of life throughout the complex.
This professionalism is also evident in the everyday routine.
The maintenance teams ensure that all emergency systems are inspected and maintained on an ongoing basis.
As a result, according to Eitan, almost no unusual faults or incidents have been recorded in recent years during the hours when the team is not present on site, demonstrating the importance of professional, continuous and responsible maintenance.
Alongside their ongoing maintenance work, the teams have also led significant projects designed to improve the complex.
One such project was an extensive initiative to replace approximately 800 lighting fixtures in the stairwells and storage areas of all six buildings.
The project included an evaluation of different alternatives, the collection of several quotations, the selection of the most suitable contractor and full supervision of the work, all carried out in cooperation with the residents representatives.
Tu B’Av is traditionally a celebration of relationships built through choice, commitment and continued investment.
The story of the Aviv BeGimel complex reminds us that, in the world of property management, long-term partnerships are not based solely on agreements or working procedures.
They are built every day by the people behind them.
Perhaps this is the true meaning of partnership: not simply working together for many years, but continuing to choose a shared path, day after day, with professionalism, responsibility and trust.
